Nassau houses have their own set of tells.

A lot of Nassau was built at once, which means a lot of houses share the same details — and the same failure points.

Across Levittown, Hicksville, Bethpage and East Meadow, we see the same post-war capes and expanded ranches over and over: low ceilings, dormers added later, and trim that's been painted so many times the profile has disappeared. Getting those back to crisp means sanding and rebuilding the edge, not just adding another coat.

On the south shore — Massapequa, Wantagh, Seaford, Merrick, Bellmore, Oceanside, Freeport — exteriors take the same salt-air beating you'd expect near the water, and a lot of homes were raised or rebuilt after Sandy, so you get newer construction sitting next to original stock on the same block.
